Fiberglass Pool & Backyard Design–Build Project in Holland Landing

 

Holland Landing

Project Overview

The Holland Landing project was a full backyard design–build completed on a sloped residential property in East Gwillimbury. The scope centred around a new fiberglass swimming pool, integrated stonework, and a composite deck designed to support both everyday use and long-term durability.

The goal was to create a clean, modern backyard that allowed easy access to the pool and hot tub while preserving views to the landscape beyond the property.

Site Conditions and Constraints

This project presented several important constraints that shaped both design and construction:

  • Significant grade changes across the rear of the property

  • A neighbour on the west side who did not permit fence removal or access

  • Limited access requiring the use of small-access machinery

  • Municipal requirements governing allowable slope transitions

Because larger equipment could not be used, careful sequencing and additional labour were required. These conditions were factored into planning early to avoid delays and maintain build quality.

Design Approach

The design focused on simplifying movement through the backyard despite the slope. The pool was positioned so that it aligned closely with the back patio level, eliminating the need for an immediate step down from the house and making the pool area easier to access.

A fiberglass pool model (Latham St. Thomas, finished in Ocean Blue) was selected to balance budget, performance, and installation efficiency. While fiberglass pools are often limited in size, this model fit the site well and allowed the pool to integrate naturally into the surrounding landscape.

To preserve sightlines toward the landscape beyond the yard, glass railings were used along the deck rather than solid guards.

Pool, Deck, and Structural Elements

The pool was installed with 14-inch-wide dove gray sandblasted Indian sandstone coping, providing a generous edge for seating and circulation. Matching sandblasted flagstone was used for the surrounding patio surfaces, creating material continuity between pool and hardscape.

A composite deck (Trex) was constructed around a built-in hot tub, with two sets of stairs allowing easy entry from multiple directions. The deck structure was supported on helical piles, ensuring long-term stability and eliminating future movement.

The hot tub was set on a dedicated pad and integrated cleanly into the deck layout so servicing can be completed without demolition.

Grading, Retaining, and Drainage Control

Grade management was a critical part of this project. Retaining walls were constructed along the side and rear of the property to ensure slope transitions met municipal requirements.

On the eastern side of the pool area, a three-foot-high retaining wall was required to control elevation change between the pool and adjacent lot. Armour stone was used selectively to reinforce edges and support the overall grading strategy.

Drainage and irrigation systems were installed to manage runoff and support plant health across the sloped site.

Construction and Sequencing

Due to access limitations, construction relied heavily on small-access machinery and careful material handling. Pool installation, deck construction, and stonework were coordinated to maintain workspace efficiency despite tight conditions.

As with many complex backyard builds, sequencing decisions were influenced by site realities. The project benefited from lessons that continue to inform how similar projects are approached, particularly where space constraints and large elements intersect.

Planting, Lighting, and Finishing

Planting focused on grasses and supporting material suited to the slope and exposure. Lighting was installed throughout the backyard to support circulation, highlight planting, and extend usability into the evening.

The result is a backyard that reads clean and modern while remaining practical to maintain.

Final Outcome

Functionally, the backyard now provides smooth access from the house to the pool and hot tub, with clear circulation and stable surfaces throughout. Despite the slope, the space feels organized and easy to use.

Visually, the combination of sandblasted stone, composite decking, and glass railings creates an open, modern outdoor environment that takes advantage of the property’s natural setting rather than cutting it off.
