The current Town guide lists a $383 permit fee for all pool types, with additional grading-related fees and deposits on assumed properties, and it notes that newer homes in unassumed subdivisions require a developer’s letter or final lot grading approval with an acknowledgment letter at submission.

Aurora pool applications are often shaped by zoning and enclosure requirements that need to be resolved early. The Town’s guide states that pools are generally permitted in rear and side yards only in residential zones, with in-ground pools set back at least 1.2 metres from rear and side lot lines. In Estate Residential and Rural zones, rear yard setbacks for pools increase to 4.5 metres. The same guide also states that, for in-ground pools, the enclosure must be at least 1.2 metres from the nearest water edge, and the water edge must also maintain 1.2 metres of separation from buildings or structures.

Aurora’s enclosure requirements are also specific. For single residential properties, the pool enclosure must be at least 1.5 metres high, and gates must be self-closing and equipped with a lockable self-latching device positioned in accordance with the by-law. The Town also requires a final inspection after the pool and enclosure are complete and before the pool is filled with water, which makes early coordination even more important.

Where required, related approvals may also need to be considered. Aurora’s guide states that an accessory building with plumbing or one that exceeds 15 m² requires a separate building permit, decks 2 feet or higher above grade require a building permit, and separate approval may still be required for tree injury or removal.
